Financing – How It Works!

A client requests 48-month financing for a project with a quoted contract price of $10,000 at an interest rate of 3.99%. The bank requires a dealer fee of 4.25% of the quoted contract price from Omni Construction Services to originate and process the loan for the client. This fee is passed along to the client making the new quoted contract price $10,425. Thus, the new loan amount requested from the bank will include this fee unless the client elects to pay the fee upfront.

Below are examples of bank financing for the previous loan scenario with the dealer fee included in the loan. The first example breaks down the loan without a bank-required down payment. The second example breaks down the loan with a bank-required down payment of 10% (down payment may vary depending on credit). Omni Construction Services will finance the bank-required down payment for up to 12 months to allow your project to be completed without any upfront cost to you. The last example breaks down the loan with Omni Construction Services In-House financing in the event the bank does not approve the loan.

In the above example of “Bank Approved Financing with Down Payment”, the client is given the option of making the required down payment at the beginning of the project or financing the down payment for up to 12 months with Omni In-House financing. By choosing the Omni In-House financing option, the client is able to receive 100% financing for their project with no out-of-pocket costs. All bank and Omni loan payments begin the month following the completion of the project. This is just another way Omni Construction Services provides solutions to our clients and furthers our goal to help every client.
